Reading the schedule

Four things worth checking before you accept any offer — ours or anyone else's.

Your opening balance should equal the amount sanctioned. If it is higher than what you agreed to borrow, either a charge has been added to the principal or the sanction figure differs from the offer.

Interest versus principal, early onFront-loaded cost
On any reducing-balance loan the early instalments are interest-heavy. That is arithmetic, not a trick — but it is exactly why clearing a loan early saves more than the remaining balance suggests.

  • The split swings from mostly interest to almost entirely principal.

What you actually receiveNet disbursal
The processing fee and GST are usually deducted before the money reaches you, so the amount credited is lower than the sanctioned amount while the EMI is computed on the full principal. Check that line first.

What the calculator does not show

A calculator is only useful if you know its limits. These four are the ones that most often change the real number.

A floating rate

A rate reset changes every subsequent instalment and the total interest. The calculator holds the rate flat.

Penal charges

Late payment or a bounced mandate attracts charges that are not part of a scheduled instalment.

Prepayment

Closing early reduces future interest, but the foreclosure terms in your agreement decide whether a charge applies.
